GOVERNMENT LICENCE FOR A STATION & CHARGE ON STOCK.
 

When a lease has expired, the whole or any part of the land may be put up for sale as follows:- the previous lessee shall have the option of purchasing it at not less than £1 an acre reckoning it at its value without the improvements upon it - if he decline [declines] it, the improvements upon it are to be ascertained by valuers appointed as arbitrators, according to a fixed rule - But the sum to be allowed for is never to exceed the actual outlay by the lessee on Such improvements - the upset price is then to be the joint value of the land and improvements, & the amount of the latter is to be handed over to the previous lessee.
If the lands be not sold, the lease may be renewed, but the improvements are to be taken into the estimated value of the run, not however exceeding fifty per cent. increase of value on account of them -
In regard to intermediate Lands the leases will not exceed eight years - In other respects the conditions are the same as above -

COPY TENDER FOR A LEASE OF A NEW RUN
INTERMEDIATE OR UNSETTLED DISTRICTS

In accordance with the provisions contained in Her Majesties [Majesty's] order in Council published in the New South Wales Government Gazette of 7th October 1847 & of the Regulations of the 1st of January 1848 published
in pursuance thereof.

     (I or we as the Case may be)
Propose to take a lease for fourteen years of the Crown lands known as   ___________________    in the District of  ______________which lands are particularly described in the Shedule [Schedule] annexed to this Tender ___________
And in Consideration of such lease I _________
willing & hereby offer to pay yearly in advance the minimum rent of Ten Pounds with two pounds ten shillings added for every thousand sheep or their equivalent in Cattle above five thousand sheep or their equivalent which the run shall under the Provisions of the said order in Council be estimated as Capable of Carrying[?],
& also the additional sum or yearly rent in advance of _________________ for every thousand sheep or their equivalent as aforesaid by way of premium for the said lease.
