Riverina at moderate distances from markets, but unimproved country at a long distance inland is worth very little more than the value of the stock - for instance the Companys station in the Upper Darling was offered by auction here about two months ago, and the largest one with 150,000 sheep could not meet with a better price than 6/6, with 11 months wool on the sheep:  it has bought in at 6/7 by the Mortgagees.  On the contrary other stations has been lately sold at 23/ a head.  Like most people I have not increased the value of my properties for the last year or two,
